If a foreigner has a rental property, he/she may be granted a visa (more precisely, eligibility) for "Business Manager" or " Highly Skilled Professional 1(c)".

How would you consider purchasing a property with the view that you would stay in Japan indefinitely by the " Highly Skilled Professional 1(c)" rather than the permanent resident rights of Japan?

To be eligible for the status of residence of the " Highly Skilled Professional 1(c)", you must have an annual income, professional experience, business owner experience, education or Japanese language proficiency, etc. and some of them must meet or exceed a certain level. Renting, which assure you a stable income, will be a short way to stay indefinitely.

A person who holds the status of " Highly Skilled Professional 1(c)" is given various advantages. If he lives in Japan for three years, he is granted the " Highly Skilled Professional (ii)" and can stay in Japan indefinitely.

To obtain the "Highly Skilled Professional 1(c)"

The following persons are authorized to obtain "Highly Skilled Professional 1(c)" if appointed as Representative Directors of the Company in Japan.
The following income is the income of the business including rent income.

  • A non-resident with annual income of 30 million yen or higher in Japan with more than three years of experience in Japanese business;
  • A person with defective buildings with annual income of 15 million yen or higher in Japan with more than five years of business experience and graduated from the Japanese studies department in overseas undergraduate university;
  • A person who passed the Japanese Language Proficiency Test N1 and an obtained MBA from graduate school in Japan with an annual 10 million yen or higher in Japan;
